As a Realtor, in ground pools generally lower the value, as MOST Buyers do not want the cost/maintenance of a pool, and there is significant cost to remove. IF you find those few Buyers that want one, it can be a bonus for the Buyer, but Sellers will make little to no extra for it. Above grounds aren't so bad as they are easier to remove, and Sellers should offer removal at Buyer's request to ease their mind. Above grounds in less than like new condition should just be taken down prior to listing.
