Who's Ready For The Weekend?

Who’s ready for the weekend?  I know I am.  My Saturday will consist of a lot of couch time.  Michigan vs Michigan St is on at 330pm, and I can’t wait! Can you believe it’s November 1st already?  This has been one of the fastest and funnest(is funnest a word lol)  years of my life.  There is never a dull moment in this business, and I love it.

Earlier this week I wrote a blog called “Cash Is King???”, and it was spot on(I’m not bragging haha).  I had a client this week offer 120K on a house that was listed at 125K, and she didn’t get it.  Thankfully the person that did get it backed out the next day and, we got the call that it was back on the market.  We were able to secure the home for 125K cash with a 30 day close.  It just shows you how competitive the market is right now.

I have found it to be advantageous to a buyer to have a short inspection window in their offers.  For the most part,  people ask for 5-7 days. However with the market being so fierce, sellers don’t want to remove the home from the market that long.  I have been recommending 3 days tops to try to entice the sellers to accept our offer.  The little things like inspection periods and fast closing dates can make a big difference in getting your offer accepted.
